Why does the murderer always know the movement of the protagonist group? There are so many rooms in a building, why can the murderer locate that room soon?

Why was the murderer upstairs in the cinema a second ago, and then went downstairs to kill after a while

Why do two people see the murderer together, there is always one person who wants to catch up, and has to act alone
